Cozad provides property specific management reports on a monthly basis to our owners. Cozad also prepares and submits a proposed operational budget, complete with income projection, detailed monthly expenses and capital expenditure statements at the beginning of each fiscal year. 

 

Emphasis on the financial aspects of the property will keep all income and expenses in order. This process increases profits and asset value for the Owner and contributes to the efficient future management planning for the property. This process includes:

  • Collection of all rents with security deposits, deposited in a separate trust account with accurate records of all receipts
  • Reviewing capital expenditure needs and making recommendations along with estimated costs

 

Cozad uses the Skyline Property Management System for management accounting and reporting. The Skyline system provides one of the highest levels of management reporting currently available today and meets with the standards for property management systems established by the Institute of Real Estate Management (IREM). There are a number of reports available through the Skyline Property Management System, including, but not limited to, Rent Roll Reports, Vacancy Reports, Check Register Reports, Occupant Ledgers, Cash Journals, Aging/Delinquency Reports, Income Statements, General Ledger Reports and Income and Expenses Reports.
