- Accounts Receivable – We will collect rents and security deposits, keep them in a separate trust account and keep accurate records of all receipts.
- Accounts Payable – We will collect invoices, approve, process and report payables on a monthly basis.
- Preparation of annual budget and annual capital improvement budget. Monthly budget comparison reports can also be provided, comparing the actual revenue and expenses against budget.
- Hire and supervise all contracted services as needed (i.e. janitorial, HVAC, landscaping, security, roofing, painting, etc.)
- Provide 24 hour, 7 day per week emergency answering service for tenant and building inquiries
- Provide monthly reports, including rent roll, delinquency reports, income statements, checking account reports, etc.
- Maintain complete files on each Tenant, insurance certificates, vendor contracts, real estate taxes, correspondence and other necessary records concerning the property
- Review insurance coverage and make recommendations
- Establish unit pricing contracts for Tenant improvement work.
- Establish regular exterior and interior inspections of the roof, building operating systems, landscaping, etc. (Recommendations and necessary reports will be submitted as necessary.)
- Calculate and invoice for increases in operating expenses or common area maintenance, real estate taxes and insurance as provided for in the leases on an annual basis
- Calculate and invoice tenants for monthly utility and repair charges as provided for in the leases
- Review and maintain lease files, keeping track of escalations, charges, late fees, etc.
- Review real estate taxes, land valuations and building valuations on an annual basis and advise owner as necessary
- Continuously monitor, review and control expenses through aggressive management
- Monitor requirements of government agencies
- Establish and implement preventative maintenance programs for all building systems
- Monitor warranty systems, vendor contracts, leases, certificates of insurance, etc. for termination dates
- Lease Administration services will be provided on an as needed basis
